Early plans were often drawn onto existing maps, and top-numbered into the ML plan series.

Information given on the plans includes bearings, coordinates and measurements of boundaries, and may also include cross-references to other plans, to Traverse books and to Maori Land Court minute book entries and file numbers. Some plans have both "Survey sheets" and "Title sheets." The Title sheet has the Maori Land Court signature. Gazette references relating to any statutory actions taken on the land were also entered on the original plans. After filming of the plans was complete, information relating to statutory actions on the land was instead entered on legalisation cards (series 23996).

Microfilming of all land plans was carried out at Lands and Survey district offices from the early 1970s, and these plans were filmed at the Auckland office.

When land title was transferred under the Land Transfer Act, a plan of that land must be lodged by a surveyor. The plan was checked prior to approval by the Chief Surveyor, Department of Lands and Survey (later DOSLI, then LINZ). It was also checked by the District Land Registrar for legal requirements, and then 'deposited' as a Deposited Plan, for the subsequent issue of title.

Each Land District maintains data on legal cadastre for that district, including Deposited Plans, on an independent basis.

The Deposited Plans were microfilmed on an ongoing basis from c.1972, and made into aperture cards, and several copies were kept for administrative purposes and as a disaster set.

Two sets of the aperture card copies for the Auckland / North Auckland Land District have been transferred to Archives New Zealand.

SO plans were prepared for any action affecting Crown Land. They can contain references for matters including statutory action, Gazette notices, triangulation, topographical maps, mining plans, standard plans, railways, and bench marking. There may be cross-references to Field Books, Traverse Books, Certificate of Title numbers, and may show names of owners.

Information given in the Survey Office plans also includes bearings, coordinates and measurements of boundaries of land blocks or sections.

There were multiple copies made of the plans, sent to different offices to meet administrative needs. Two sets are held by Archives NZ in Auckland: those copied for Lands and Survey Auckland Office and those copied for the Land Titles Office Auckland (Lands and Deeds). They are distinguished by a thick line drawn along the top of the cards in the box marked with the office name.

A few of the plans are missing from each set, but are generally found in the other set.

This series contains correspondence relating to the retirement of James Meacham Batham as Registrar General of Land. It also contains a memorandum from District Survey Dunedin regarding a query relating to plans on transfer forms in the Auckland District. The reply from the Chief Surveyor, W. H Wilmot, relating to subdivisions and the Land Transfer Act includes notes regarding plans and transfers.

Item A1660/1156b contains a bound volume folio 1-27 of inwards correspondence predominantly from the Department of Lands and Survey regarding information on plans, conveyances and subdivisions under the Land Transfer Act.

Another item in A1822 (box 130) is a file containing correspondence, plans and notes relating to the registration by the District Land Registrar of applications to take water from running streams (riparian rights).

Loose papers. These are large format pages which were previously bound as volumes. The covers are in poor condition and it is possible that the original volumes were unbound for preservation reasons. They are currently phase boxed.

There are also aperture card copies of the papers held at Archives NZ in Auckland. These have been grouped and labelled by volume number.

This volume recorded the following details about Crown grants issued in the district:

- name of grantee

- purchase price

- legal description of land granted

- number and date of grant

- number of application

- number and date of receipt originally given for purchase money of the land comprised in the grant

- fees

- "to pay"

- volume and folio number of entry in land transfer register

- signature of who received by, and date received

Land areas were divided into road districts to be managed by District Roads Boards which had the power to levy rates and tolls to raise money for the construction and maintenance of roads. Land could be set aside, taken or exchanged for roads, and roads could also be closed.

The maps featured on these aperture cards showed the road districts in each survey district, boundaries of survey blocks, proposed and existing closed roads, and district roads.

The cards were labelled "Road Legalities. Ex Roll Early Refs".

A full list of the original maps can be found in series 9435.

Imperial record sheets were created to provide a graphical representation of survey records for each area and to quickly give surveyors and others reference to relevant existing survey data. The record sheets showed the block, section and survey district boundaries, streets and roads of a particular area. The maps included references to survey office (SO) and deposited plans (DP).

The maps were stamped "Cancelled", indicating that they had been superseded by later maps still held by Land Information New Zealand. The successor series were the metric record sheets which were created from about 1975.

Aperture cards of a number of the metric record sheets were filed alongside the imperial versions later in the sequence.

A list of the original maps can be found in series 9437. The small number of metric record sheets featured in the aperture cards do not appear in that list.

This series documents the technical filing system used by the Department of Survey and Land Information.

The files series are listed alphabetically by subject and in numerical order.

The reports in this volume give information on issues raised as part of the survey of land for the production of the Application Plans.

There is an index at the front of the volume by Surveyors name that gives the application plan number and corresponding folio number.

Only the first 134 pages are used in the volume

Due to the large size of the originals, several aperture cards have been used for most of the maps and plans.

These plans were part of a larger, national series (997) collected by the Department of Survey and Land Information National Office in Wellington, subdivided and registered with a letter code, as above, by provincial district and/or type of plan.

The books contain early Section and Allotment plans for Auckland, Titirangi, North Shore, Panmure, Otahuhu and Howick.

The books are arranged by location and then by Sections.

The maps pasted into the volume were published maps - many of them from NZMS 13 (New Zealand Cadastral Map - Survey District Series).

The maps showed block (and often section) numbers within each survey district. Many also featured run numbers, and some referred to relevant deposited plan (DP) numbers.

Subsequent editions of maps were pasted over those which they superseded.

There was a map at the front of the volume showing the location of each survey district. There was also a written index at the front of the volume.

The Register provides access to tracings for North Auckland. There are two indexes within the same binding - one is alphabetical by subject and one is numerical by tracing number. The tracings are numbered from 1 - 822B.

Information given is the tracing number and a description of the plan which has been annotated with where it has been sent e.g. to DOC (Department of Conservation).

The tracings have not been transferred to Archives New Zealand.

The index to allotment books has separate sections for each type of land description (survey district, parish, etc) and within these divisions the entries are in alphabetical order.

The index to land sale maps, created in 1992, shows the map number, name and locality.

This series is a retrospective index/register of land sections in the Marlborough Land District organised by survey district and block.

The volumes are divided alphabetically: A-G, H-O, P-W.

There is an index to districts in the front of each volume.Each page is headed with the survey district and block. Fields include the number of the section, locality, area, name of purchaser, the amount, date of purchase, and remarks.

The dates for this series are unknown although it appears to have been compiled retrospectively late in the 19th century and does not appear to be comprehensive.

Canterbury Land District Photograph Indexes. Comprises two boxes of card indexes and two Eastlight lever arch folders.

The card indexes (items 721 and 722) consist of pre printed 'oblique photograph library index cards' with fields for subject, photograph number, date, NZMS 20 no., specific, slide. The cards date from c.1975 to c.1985 and are interspersed with loose photographs.

The folders (items 720 and 749) hold A4 pages with pre-printed and hand written lists and descriptions of photographs. c.1977 - 1982.

Under the Joint Family Homes Act 1950, a husband and wife could apply to settle their land as a joint family home, in order to become exempt from gift, death and stamp duties.

Each entry in the register included:

- application number and date received

- applicant's name and residence

- value [of the land]

- land area

- legal description of the property

- date of [notice] insertion in newspapers

- number of [notice] insertions in newspapers

- details if application lapsed, withdrawn or cancelled

- date before which caveat must be lodged

The volume was also used as a register of ordinary applications and a register of compulsory applications. The Joint Family Homes Act application entries began on page 300 and continued to the end of the volume, before jumping back to page 285.

The nominal index provides access to the Power of Attorney precis books that recorded the registration of formal instruments with the Districl Land Registrar, giving a person or corporate body power to act for another with respect to their property.

The entries are grouped by first letter of surname and then in numerical order of Power of Attorney number.

The register gives the power of attorney the names of the parties and in some cases the deposited deed number.

Wall chart to Auckland Survey Districts, parishes, settlements, towns villages etc. The provides access to the registers of sections and allotments.

The wall chart is the first step in searching for land deeds when only the legal description of the land is known. It gives reference to the volume and folio numbers for Series 23888.

The Letter books contain correspondence for the Chief Surveyor Office Auckland regarding issues with land.

The index at the front of the volume is arranged by author of the correspondence usually the the surveyor and also gives the Application Plan number or Deposited Plan (DP) number or LT (Land Transfer) Plan number.

The maps pasted into the volume were published maps. They showed block (and often section) numbers within each survey district or hundred. Many also featured run numbers, and some referred to relevant land transfer or deposited plan numbers.

A number of the plans were annotated in pencil.

There was a map at the front of the volume showing the location of each survey district. There was also a written index on the front cover of the volume.

This series consists of precis books that recorded Powers of Attorney. Powers of Attorney are formal instruments giving a person power to act for another in respect of their care and property.

In smaller Land Transfer offices the copy of the power of attorney deposited in the Land Registry Office was examined but in the larger offices a precis books were used [1]

Archives New Zealand does not hold registers for Numbers 2015-5000.

Numbers 1-2015 are in a volume that also containing Declarations of Trusts, Transmissions, Judgements and Succession Orders. The Powers of Attorney are found on the following pages:

The maps in this series show lands offered for sale or lease by the Crown in specific Hamlets or Settlements, often as a result of the work of the Land Development Board and other agencies. [Records of the Land Development Board are also held by Archives New Zealand. See Series 7798 for further details.]

Land considered unsuitable for farming was developed by the Crown into viable farmland and then sold by ballot. (Rather than selling land to highest bidder, potential buyers registered an interest in purchasing the land at a fixed price. The purchaser for each block was then chosen by ballot.) Maps of lands for sale were published and distributed for public viewing at Department of Lands and Survey Offices.

The card index relates to issues involving Maori land. It appears to have been created by the Native Branch Auckland, Department of Lands and Survey around the time of the Surplus Land Commission hearings as many of the entries relate to records used in by the Commission.

The cards give references to files in Series 1109, Gazette references and files held in "Maori Safe" which now form part of Series 23642

For legalisation to be completed the plans were numbered as SO (Survey Office) plans, becoming part of the official survey record, held in the SO plan sequence.

Note that the north point on these plans is not always at the top of the sheet.

Many of these plans were prepared by New Zealand Railways Corporation, and have NZR plan numbers on them.

The volumes register in numerical order Application (or 'A') Plans that were a survey plans prepared to support an application to the District Land Registrar to bring land out of the Deeds System and into the Land Transfer System Under the Land Transfer Act 1870 and subsequent Acts.

Once the application was approved and the Certificate of Title issued, the application plans became Deposited Plans

The information varies slightly over time and between books.

There are references to the Traverse Reduction books in earlier volumes e.g. TR 142 X (the T and R are written as one symbol), volume X folio 142. These volumes are still held at Land Information New Zealand LINZ

The volume was used to record when Certificates of Title that were issued in Lieu of Crown Grants were uplifted.

The volume is ordered by the Certificate of Title volume numbers and folio numbers and lists the party the certificate was uplifted by or posted to. If a receipt was lodged in the "ordinary receipt" book this is noted.

The end of the volume states "After this receipts are taken in the ordinary Receipt Book - See Ordinary Receipt Book for subsequent receipts" These receipt books have not been identified and are probably still held at Land Information New Zealand (LINZ) Hamilton.

This is a copy of the original finding aid to the aerial photos (series 18861), a set of maps in metal drawers sorted alpha-numerically by grid zones on the key map. This section of the finding aid relates only to the photographs in the North Island.

The aperture cards are arranged by grid reference in the NZMS 177 map series, and often there are several cards for each map, showing references for different runs of aerial photographs.

Each map was marked with run number/survey number and flight number. Researchers can locate an area map and then find the survey and run number as a retrieval reference for the aerial photograph.

The certificates of title that were bound in this volume were of those roads stopped under the Public Works Act 1880. These certificates of title were issued between 1881 and 1883 (with subsequent annotations up to 1930). They had regular certificate of title volume and folio numbers, but there were no copies of them bound in the land transfer register - there were gaps in the sequence where these titles belonged. There was also an index to these titles in the volume.

The volume was also later used as a separate index to closed roads. It indexed certificate of title volume and folio numbers for closed roads by section and hundred.

Canterbury Land District bound plans and folded maps.

Boxes 578 - 580, entitled R Plans, contain folded imperial record sheet prints (maps) of Canterbury and West Coast locations, each of which is enclosed in a manilla envelope. Those in Box 578 (Record No. 578, Part 1) are numbered 3 5 - 3 59, and 126 - 165; those in Box 579 (Record No. 578, Part 2), are numbered 166 - 220, locations range from Akaroa to Kumara; those in Box 580 (Record No. 578, Part 3) cover locations from Seddon to Upper Waitaki.

Volume 628, entitled Deeds Plan [Plans], Original Deed Subdivision of Christchurch Town Reserves, contains original plans of Christchurch Streets, lots and 'A' numbers are shown.

Volume 733, entitled Farm Settlement Plan [Plans], Original Settlement Plans, is a spring binder, with plans 1 to 33 of various settlements and estates in the Canterbury Land District..

This series consists of miscellaneous registers received from Land Information New Zealand (LINZ), Christchurch Regional Office, with the Westland Land District Deeds system records:

Ordinary applications were those made, initially, under the Land Transfer Act 1870, in order to transfer land that was registered under the Deeds System to the Land Transfer System.

This index was arranged alphabetically by surname and first name. The earlier entries provided reference to the folio of the entries in the registers of ordinary applications, while the later entries listed the relevant application number.

These registers were arranged by application number. As well as detailing the application, they provided reference to the relevant entries in the land transfer registers. Each entry included the:

- number of application

- date of application

- name and residence of applicant

- value of the land

- land area (divided into town and country columns)

- legal description of the land

- date the application was inserted into the Gazette

- number of times the application was inserted into the Gazette

- name of person who lodged any caveats

- date of any caveats

- specified period during which a caveat could be lodged

- date of issue of certificate of title

- certificate of title volume and folio number

The application registers were numbered 1 to 4. The ordinary applications were in volumes 1 and 2, while the compulsory applications were in volumes 2, 3 and 4. The third volume of ordinary applications was unnumbered.

Some instruments of title surrendered as part of the application process can be found in accession D490. They were organised by application number.

Crown grants continued to be issued in special circumstances after the passing of the Land Transfer Amendment Act 1880.

This register had a partial nominal index at the front of the volume.

This volume was later used as a register of certificates of title issued [in lieu of Crown grants].

The information recorded in the warrant books included:

- number of application

- the law under which the application was made

- legal description of the land

- area of the land

- name, occupation and residence of applicant

- details of payments and fees

- nature of interest

- date from which the applicant was entitled

- any trusts, reservations and restrictions affecting the land

- the resulting certificate of title reference number

With the passing of the Land Transfer Act Amendment Act 1880, the system of Crown land administration changed. A system of warrants was introduced to authorise the issue of a certificate of title. This essentially replaced Crown grants and became the means of vesting land ownership from the Crown to individual. The warrants were in turn replaced by Section 116 Certificates when the Land Transfer Act 1952 was introduced. However, Crown grants continued to be issued in special circumstances.

The maps captured in the aperture cards in this series were maps showing pastoral runs in Otago, and reconnaissance surveys undertaken (in the 1850s and 1860s) by surveyors, including John Turnbull Thomson, James McKerrow, and Alexander Garvie.

The reconnaissance and run maps recorded the following information:

Pre-emptive rights on pastoral runs

Survey district boundaries

Locations and names of towns and villages

Otago and Southland provincial boundaries

The first cards in the series were microfilm copies of the agreement for the disposal of the early survey rolls to the Hocken Library (the approved repository in Dunedin for Archives New Zealand until 1993), and an index to, and inventory of, the early survey plans.

The Knowledge Capture Documentation was produced to provide information about, and the relationship between records of Land Information New Zealand and its predecessors since 1840.

The vision of the Knowledge Capture team was to capture the knowlege "that which is silent but understood, existing, implied and believed without being stated or recorded".

Original deeds could be deposited with the Registrar for safekeeping and they were registered into the Deed system. Deposited documents were given a deposited deed number and the details were recorded in Deposited Deed Books.

The date of deposit rarely coincided with the date a document was signed. For example a Crown Grant dated 1845 may not have been deposited until 1901 when the land was sold.

There were two fires in which many of the documents deposited with the Department were destroyed, they were in 1872 and the 1920's.

This register was arranged by application number. As well as detailing the application, it provided reference to the relevant entries in the land transfer registers. Each entry included the:

- number of application

- date of application

- name and residence of applicant

- value of the land

- land area (divided into town and country columns)

- legal description of the land

- date the application was inserted into the Gazette

- number of times the application was inserted into the Gazette

- name of person who lodged any caveats

The volume was also used as a register of compulsory applications and a register of applications under the Joint Family Homes Act.

This register records Maori Land plans were prepared for any Partition (subdivision) of Maori owned land. They were also prepared to show roadways on Maori land.

The file number in the form 20/ or 3/ relates to files in series 1109. A single number e.g. 13020 are found in series 1108. Archives New Zealand holds some of these files and others are still held at Land Information New Zealand (LINZ) Hamilton.

This volume contains certificates for land registered under the Land Registry Act 1860. The Land Registry Act 1860 recognised the principle of registration of title to land, as distinguished from the registration of deeds and other instruments constituting title to land. There were amendments in 1861 and 1862 but only a few registrations were recorded in the Auckland District. The Land Transfer Act 1870 introduced the current system registration of land with registration commencing in all registration districts in 1871.

Registrations in this volume are marked as cancelled and transferred to the Land Transfer System of Registration.

The certificates are for land registered in Auckland City. They are given an annual number followed by a single running number e.g. 63.1 (1863 number 1).

The first entry in the volume is 63.1 and it appears that this may be the first number registered as there are no references to earlier certificates.

These volumes records Certificates of Title that have been deposited with the District Land Registrar for safe keeping.

Under the Section 109 of the Land Transfer Act 1952 the Mortgagee or first mortgagee may deposit a certificate of title for save custody.

This series consists of a number miscellaneous items received from Land Information New Zealand (LINZ), Christchurch Regional Office, with the Nelson Land District Deeds system records. These items are from the Lands and Survey District Office, rather than the Land Titles Office.

Roads Diversion Ordinances were passed each year by the Provincial Government of Otago between the years 1868 and 1876. The ordinances authorised the Superintendent of Otago to stop certain roads or parts of roads throughout Otago, and to dispose of the land previously used by such roads. Roads Diversion Ordinance maps were drawn up to illustrate the changes referred to by the ordinances.

The first card in each year's set of maps was an index to the maps referred to in the Roads Diversion Ordinance of that year. A set of numbered maps then followed.

The original maps are still held by Land Information New Zealand.

The Nominal index of owners to deposited plans is organised by owners names. A Deposited Plan (DP) is a survey plan that gives legal definition to property boundaries.

Retrospective indexes/registers of reserves within the Canterbury Land District compiled circa 1950 and utilising information from older reserve books.

Record number 410. Also marked as 2A, this index lists reserves by reserve number and contains the following fields/columns:

Reserve number, former reference, block and survey district, local body, purpose, Gazette reference, area, plans, vestings and remarks.

A note at the front explains that the information was taken from the current reserves book, Provincial resrves book, calsified reserves book, and record room reserves book.

Record number 411 is labelled as Reserves Book and contains similar information in the front half, and section information by reserve in the back half.

Record number 412 Classified Reserves relates to the Reserves Act 1977 and divides up the reserves into various classifications: Recreational, Historic, Scenic, Nature, Scientific, Government, Local Purpose. Each section ascribes a new running number to the reserve and provides similar information to the other two. It was discontinued in 1987.

APRES (Automatic Plan Register and Enquiry System) started in 1995 and closed when Landonline commenced. This database was operated by DOSLI (Department of Survey and Land Information) and recorded all SO (Survey Office), ML (Maori Land) and DP (Deposited) plans.

The printouts relates to records registered in the Auckland Office.

The volume records Trusts affecting land under the Land Transfer Act that were deposited.

Under Section 72 of the Land Transfer Act 1870 the District Land Registrar was not able to register any notice of trusts but but the trust could be deposited with the Registrar for safe keeping.

Bound volumes. General Bound volumes, ranging in size from 41.0 x 31.5 x 1.6cm to 62.5 x 50.5 x 11.0cm. Many have loose or missing covers. In some instances, covers and contents have been mismatched, to the extent that they vary in size and some pages have clearly been assigned to the wrong volumes. If they have been indexed this way (in series 1143), they have been left thus; if not, the loose pages/covers have been extracted and placed where they belong (see s.18). Numerical references on the spines of some volumes refer to their place in predecessor series, not in series 1142. White numerals or paper labels do identify the volumes' place in series 1142. Occasionally page numbers have been added or clarified by blue ballpoint: this is likely to have happened at the time of indexing (to series 1143).
